How to become a landlord
A buy to let property can be a great investment, but you shouldn’t underestimate the amount of work involved in becoming a landlord, even if you plan to use a letting agent to manage your property. There are a number of important considerations to make before taking the plunge into the buy to let market; legal considerations, insurance responsibilities, property maintenance and mortgages are all aspects which need to be planned ahead of time.

Does your tenant have the right to rent?
The right to rent scheme comes into effect on 1 February 2016. The scheme requires all landlords, agents or householders renting out a property or room, to make the necessary checks to ensure that prospective tenants have a right to rent in the UK.
Checks apply to all adults who will live in the property and checks should also be made for everyone over the age of 18 who will use the property as their only or main home, even if they are not named on the tenancy.
Cllr Karen Rampton, Cabinet Portfolio Holder for Housing and Community Services, said: "Right to rent makes it a legal requirement for landlords to confirm that adults legally have the right to reside in the UK before they allow them to occupy their property".
Landlords should be aware that failure to make the correct checks could result in a penalty of up to £3,000.
Property investment grant
This grant is available for landlords to assist them in renovation/improvement work to a property so to improve the overall property standards.
The council is operating an incentive scheme to encourage partnership working with local landlords to provide a vibrant private rented sector that the council can utilise.
Landlords with properties located within the borough could receive up to 60% of eligible renovation works. In return the landlord will need to allow us nomination rights to the property for a continual period of 3 years at a rent level that is no greater than 10% above local housing allowance levels.
