Creekmoor Site Investigation

The Borough of Poole investigated a site at Creekmoor between 2009 and 2011 under Part 2A of the Environmental Protection Act 1990.

The area is a residential area built on infilled clay pits and marsh land.  The inspection was undertaken to ensure local people and the environment were not at risk from potential pollution from the site’s former use. 

The inspection was completed in accordance with our statutory duty and  the Council's Contaminated Land Strategy.  Further information regarding the history of the site and why we carried out the inspection can be found in this information pack.

The results of the works are as follows:

Sampling of the soils in the recreation ground

The risk assessment was undertaken looking at the actual use of the recreation ground – people walking their dogs and children using the field for games and football.  It was concluded that there was no significant level of risk to even the most sensitive receptors.

Monitoring for landfill gases across the site

Landfill gas monitoring showed very low levels of methane and slightly elevated levels of carbon dioxide across the site but at low enough levels not to be considered a significant risk. Consequently no further work will be undertaken in regards to landfill gas monitoring.

Sampling of soils

Sampling of soils was undertaken in open spaces and many of the back gardens of properties in the northern section of the site. Whilst the majority of testing and risk assessment concluded that levels of soil contaminants was not considered a significant risk to most properties across the site, levels of lead or benzo(a)pyrene were elevated in five gardens within Petersham Road  This has resulted in these five properties being determined as ‘Contaminated Land’ under the Environmental Protection Act 1990, and consequently a successful clean up strategy was implemented in the five properties which removed the contaminated soil and replaced it with clean. The site is now considered suitable for its current use.
